We cap how many homes we start in a year for exactly one reason: so the person who walks your lot in February is the same person standing in your kitchen in November explaining how the range hood works.
Building a house takes eight to eleven months and roughly two hundred decisions. Over that stretch, continuity is worth more than almost anything else you can buy. A superintendent running four houses knows yours. A superintendent running fourteen knows your address.
Six people, six clear jobs. You will know all of them by the time your foundation is poured.
Customer Success Manager
Your weekly update with photos, the answer to the question you thought was too small to ask, and the person who makes sure the eleven-month warranty walk actually gets scheduled. If you ever feel out of the loop on your own build, that is Nick's problem to fix.
Lead Designer
Draws the house. Takes the way you actually live — the Tuesday morning and the Saturday in November — and turns it into a plan that fits your lot, your grade and your budget. He is also the one who will tell you when a detail is going to cost more than it is worth, while it is still a line on paper.
Superintendent
On your site every working day. Catches the problems while they are still cheap, walks the house with you at framing, mechanical rough-in and before drywall, and keeps the jobsite clean enough to walk through without gear.
Lead Carpenter
The reason the finish work looks the same in house number seventy as it did in house number seven. Mantels, stair parts, built-ins, slat walls, the millwork accent wall on our gallery page — that is Kurtis and his crew, cut and fit on site.
Lead Project Manager
Owns your budget document and your schedule from the first meeting through closing. Runs the selection appointments, prices every change order in writing before the work happens, and keeps the trades sequenced so nobody shows up to a room that is not ready.
Lead Developer
Handles the ground before there is a house on it — lot review, site analysis, grade and drainage, utilities, covenants and the county or city process. If you are looking at land, Colby is the one who tells you what it will really cost to build on it.

Most of what a builder sells is really the quality of the people they can get to show up. Framers, concrete, HVAC, electrical, plumbing, drywall, tile, cabinetry — we use the same Central Iowa partners on every project, and have for years.
That is why a warranty call in year two gets returned: we are still working with those people next week.
